Inner south
3 suburbsSouth Brisbane
Apartment towers, the cultural precinct and constant café and retail traffic mean glass here picks up a film of road dust, exhaust and construction dust faster than in the suburbs.
West End
The hospitality strip along Boundary and Vulture Streets deposits kitchen grease and airborne oil onto café frontages, while riverside warehouse conversions collect fine river dust on their big steel-framed windows.
Woolloongabba
The antique strip, the medical precinct and the 2032 stadium redevelopment together generate more construction dust here than almost anywhere in inner Brisbane. And it settles on showroom glass overnight.
Leafy south
3 suburbsCoorparoo
Coorparoo is hilly, heavily treed, and full of character Queenslanders with dozens of small multi-pane sash windows, French doors and verandah joinery. Jacaranda flowers, leaf litter and shaded south-side mould are the local villains.
Carindale
Carindale is large modern homes, big glass expanses, backyard pools and long driveways. Often with bushland on the back fence. Pollen, gum-nut debris and pool splash are the recurring issues.
Mount Gravatt
Mount Gravatt is a mix of post-war brick and new builds, mostly on sloped blocks with tree cover. Shaded render grows mould, and long sloped driveways collect leaf tannin and moss.
Bayside
8 suburbsWynnum
Sea spray off the bay leaves a salt film on glass and corrodes window hardware. Wynnum's older Queenslanders and weatherboards add another layer. Heritage timber sashes that need careful handling.
Manly
Manly's marina and constant sea breeze mean bay-view homes deal with salt on both the pool glass around the deck and the picture windows facing the water. Hardware corrosion is a constant concern.
Wellington Point
The point is exposed. Wind off King Island coats bay-facing glass with salt, and the leafy pockets on the inland side collect the coastal mould that thrives in high humidity.
Cleveland
Raby Bay's canal estate is defined by frameless glass. Pool fences, balustrades, and pontoon-side windows sitting metres from the waterline. Waterline film and salt spray are constant.
Ormiston
Ormiston mixes heritage homes, big shade trees and bayfront exposure. So the exterior soiling is half leaf-litter and pollen, half salt spray. Neither treatment alone gets the house looking right.
Birkdale
Birkdale backs onto bushland reserves and Moreton Bay in the same postcode. Homes see leaf litter and gum debris off the reserve alongside a light salt film from the bay.
Victoria Point
Bayside family estates near the Coochiemudlo ferry point catch a real dose of salt spray, and the newer estates have the pool glass and modern windows to prove it.
Redland Bay
Redland Bay is the southern marine fringe. The strongest salt-air exposure on our patch, mixed with agricultural and unsealed-road dust from the rural back blocks and island-outlook homes on the ridge.
Family belt
4 suburbsAlexandra Hills
Alexandra Hills sits on the ridge. Elevated blocks, established gardens dropping pollen and leaves, and family pools with frameless glass. Bay glimpses mean a light salt haze on the eastern side of most homes.
Capalaba
Capalaba is dual-natured. Commercial retail centres along Old Cleveland Road generating traffic dust, and family homes with pools set back from it. Both sides of the postcode need cleaning, for very different reasons.
Thornlands
Thornlands is newer, larger homes on bigger blocks, with a high concentration of backyard pools. The semi-rural pockets add farm dust to the mix, and the eastern side of most homes catches a light coastal salt.
Wakerley
Wakerley is newer prestige estates. Big architectural homes with floor-to-ceiling glass, pools with frameless balustrades, and Tingalpa Creek wetlands nearby that generate pollen, bugs and water spotting.
